Under a new name, The Golden Mile, the redeveloped Golden Mile Complex will open its doors to the public in the third quarter of 2020.

Designed by GMC Property, a joint venture between Perennial Holdings and Far East Organisation, The Golden Mile will have two retail floors, medical suites, an architectural centre, and strata offices.

The rebuilt structure is a component of Golden Mile Singapore, an integrated development including a 45-story residential skyscraper called Aurea.

Early next year will provide further specifics about the skyscraper.

Comprising Beach Road, the Ophir-Rochor corridor, and the Kallang lifestyle area, the Golden Mile is situated in Singapore’s Downtown Core.

“It’s the perfect location for a commercial centre – near multiple MRT stations, motorways and convention centres,,” Ms Dawn Tan, Perennial Holdings’ chief operating officer for Singapore.

The 22-storey building’s first two levels will contain shops with outdoor eating choices both inside and outside. It will also have an amphitheatre where members of the public and workplace users will find entertainment.

“The Golden Mile’s retail component is poised to recast itself as a lifestyle centre. Ms. Tan stated we are dedicated to provide a varied array of options, including gourmet supermarkets, lifestyle (including food and beverage) choices, and (a) variety.

 

Strata Office with Numerous Sizes Available

Six layout designs with 156 strata-titled office spaces ranging in size from around 66 sq m to 501 sq m will be used.

Floor spaces of between 308 sq m and 501 sq m each will be found in fourteen “crown” offices on levels 19 and 22 of the construction. Tenants will be able to appreciate spectacular waterfront and cityscape views through full-height floor-to– ceiling glass windows.

Concurrently, the split-level ‘loft mezzanine’ offices on floor six through sixteen will provide balconies and waterfront views. There are seventy-six of these units to go.

Direct access to the car park and retail floors and a private lift lobby will define the 25 “flagship” offices on levels three through seven.

On the third floor of The Golden Mile, 19 medical suites altogether will occupy around 3,000 sq m.

The medical suites will have many adaptable layouts and sizes to serve both large-scale and boutique medical offices. Every unit will have an ensuite bathroom.

On level nine and eighteen respectively, there will also be a sky patio and sky garden.

“The strata offices and medical suites of The Golden Mile provide a rare chance to own a piece of a heritage building which has been revitalised into a modern commercial hub in Singapore’s downtown core,” said Mr Pua Seck Guan, executive chairman and chief executive officer of Perennial Holdings.

“With sustainable strategies in place, The Golden Mile also calls to companies who appreciate the care taken with conservation and sustainability,” he said.

 

Efforts at Conservation

Mr Seah Chee Huang, chief executive of DP Architects – there will be several “character-defining elements” being retained from Golden Mile Complex when reopen to the public visit in 2029.

Among the elements scheduled for preservation are the stepped terrace profile, platform, lattice windows and mosaics of the old structure. The spatial qualities of its atrium will also be kept to help to maintain its feeling of place.

Projects involving conservation have special difficulties and restrictions. Future-proofing the building while honouring its legacy is our first concern, Ms Tan of Perennial Holdings said.

“We are actively investigating and applying strategies to unlock its full potential in line with modern-day criteria.”

One of the earliest mixed-use projects in Singapore, Golden Mile Complex was finished in 1973 and the first major strata-titled structure to be preserved there as well.

A group including Perennial Holdings, Sino Land and Far East Organisation in 2022 bought Golden Mile Complex for S$700 million (approximately US$522 million today).

It housed businesses, offices, and homes until May last year. Mr. William Lim, one of the original architects, used to live among one of its penthouse flats.

Through a naturally ventilated atrium spine with assisted fans and advanced temperature sensors as well as highly efficient chiller plant and air-distribution systems, the Golden Mile will also aggressively advocate sustainability.

It will also have a clever energy management system and make use of solar photovoltaic panel produced renewable energy.
